
The Question to Ask When Interviewing REALTORS®: List-to-Sale Ratio
Is your home your biggest asset? Is getting the most money possible important to you? Then here are two important questions to ask when interviewing REALTORS®.
Question 1: “What is your list-to-sale price ratio?”
The list-to-sale ratio compares a home’s final sale price to its list price. For example:
- List price: $500,000 → Sale price: $490,000 → Ratio: 98%
- List price: $500,000 → Sale price: $510,000 → Ratio: 102%
An agent’s average ratio tells you how close their listings typically sell to asking, which says a lot about their pricing accuracy and negotiation.
Question 2: “What is the average list-to-sale ratio in my neighbourhood?”
This gives you a benchmark. If an agent’s ratio is consistently at or above the neighbourhood average, they’re likely pricing well and negotiating effectively.
Compare across everyone you interview
Ask every REALTOR® you interview the same two questions. Comparing their answers side by side gives you an objective way to see who’s getting results.
Keep in mind that a ratio can be pushed up by pricing low on purpose to spark bidding wars, so ask how they price as well.
