Joe Gonzalez was recently offered the chance to represent a client in the GTA on about $3.5 million worth of buying and selling, a deal that would have earned a large commission.

He turned it down. Here’s why.

Local knowledge matters

Joe has talked many times about how important it is to work with a local REALTOR®. The GTA isn’t his local market. As he puts it, he doesn’t know enough about that market to serve that client the way they deserve.

What a local agent knows that an out-of-town agent doesn’t

  • Neighbourhood-level pricing, street by street
  • Local market trends, like what’s selling, what’s sitting and why
  • Local rules, such as zoning, septic and well considerations, and municipal quirks
  • Local relationships with other agents, inspectors, lawyers and lenders
  • Which homes are coming up, sometimes before they hit the market

The cost of getting it wrong

Working with an out-of-town agent, even a great one, can cost you tens of thousands of dollars, or worse, lose you the deal entirely. That’s why Joe referred the client to someone who knows the GTA and could represent them properly.
