When inventory is high

At one point there were over 2,400 homes for sale in the Niagara region. If you’re thinking of selling in a market like that, you’re competing with a lot of other homes. So how do you stand out?

Step 1: Hire a good REALTOR® you can trust

You want someone with:

  • Real knowledge of your local market
  • Strong marketing that gets your home seen
  • Honest advice, even when it’s not what you want to hear

Step 2: Price your home right

Joe says it in nearly every video, and it’s true whether the market is on fire or a ghost town: price your home right. It’s really that simple. A well-priced home stands out from the crowd and attracts buyers.

Then go buy a bargain

Here’s the upside: if there are thousands of homes for sale, you’re also a buyer in that same market. Sell yours at the right price, then go buy one of the many other homes for sale at a bargain.

Buyers: always protect yourself with conditions

Veronica Murphy shared a recent lesson. Her buyers had a pre-approval and everything looked good, but their financing still fell through. Because their offer was conditional on financing, they were protected and could walk away.

A pre-approval isn’t a final approval. Even when things look good, protect yourself with conditions.
