The market slows down over the holidays
From about December 15th to around January 15th, depending on the weather, the real estate market really slows down. It doesn’t shut down completely. Joe has personally done two deals on Christmas Day. But during the holidays, it’s mostly highly motivated buyers and sellers who must make a move.
Thinking of listing? Wait if you can
Joe’s advice: if you can, wait until after the holiday season, once people are back to their normal routines and, weather permitting, the market picks back up. That’s usually a better time to list.
Already on the market?
It depends on your situation:
- Keep it listed if you can. The market will be slow, but if you take your home off the market, you have no chance of selling it. If it stays on, you at least have a shot at those motivated buyers.
- Take it off if your holiday plans make showings impossible, like a houseful of family or a busy party schedule.
Winter can still work
Joe recently listed a home in Welland during a wintry stretch. The seller followed his advice to get it in the best position, and it sold within days, over asking. When you have a clear plan for price and timing and execute it well, you can get good results in any market.
