You get to pick one
Want a specific price? Say $1 million. If your home isn’t worth that today, it may be someday, since real estate has historically gone up over time. You’ll just need to be patient.
Want to sell in the next few days or weeks? Price your home accordingly for today’s market, and it will sell.
Want both? Good luck. You’ll need to be realistic. The closer your price is to market value, the more likely you are to get both.
