
Is It a Good Time to Buy a House? How to Read the Market
“Joe, is it a good time to buy a house right now?”
It’s one of the most common questions in real estate. The honest answer depends on what kind of market you’re in, and on whether you’re also selling.
What is a buyer’s market?
A buyer’s market is when conditions favour buyers. There are lots of homes for sale and fewer buyers competing for them. When the Niagara region has had thousands of homes on the market at once, buyers have had:
- Lots of options to choose from
- More room to negotiate, because many sellers are priced high in a crowded field
- Less competition, so bidding wars are less common
Even if you find a home that’s priced right and attracting interest, you’re often in a much better negotiating spot than in a busy seller’s market.
In a buyer’s market, it’s a good time to buy
When the market favours buyers, it’s simply a good time to buy. You can take your time, compare homes and negotiate a fair deal. And when interest rates are expected to come down, waiting can mean more competition and higher prices later.
What if you’re also selling?
If you own a home, a buyer’s market isn’t necessarily a bad time to sell, especially if you’re staying in the same area:
- Selling and buying in Niagara: you’re selling and buying in the same market conditions, so it mostly evens out.
- Selling here and buying somewhere hotter: if you’re moving to an area where prices are climbing faster, timing matters more. Think it through before you list.
Don’t give money away after the inspection
Joe also shares a story from one of his listings. After the home inspection, the buyer’s agent asked for a large price reduction based on routine items that any inspection of a home in the area would turn up. Joe’s seller held firm on price, and they gave up very little.
Inspections are important, but not every item on the report is a reason to renegotiate. A good agent knows the difference.
