How to Effectively Sell Your Home: Pick Your Price or Your Timeline
Did you know that when selling your home, you can pick exactly how much your home sells for? Or that you can pick exactly when it sells?
You can. You just usually can’t have both.
Option 1: Pick your price
Want $1 million for your home? Real estate has historically gone up over time. If your home isn’t worth $1 million today, there’s a good chance it will be one day.
But you might not get that number today. If you insist on a specific price above current market value, you’ll need to be willing to wait.
Option 2: Pick your timeline
Want your home sold in the next 30 days? No problem. Whether you work with a REALTOR® or not, the solution is simple: price your home properly for today’s market. The market dictates the price, and a well-priced home sells on your schedule.
Can you have both?
Only if the market supports it. If your target price and target date line up with what buyers are paying right now, great. If not, you’ll need to decide which matters more, and work with your agent to narrow the gap.
How we price a home
At Right Choice, pricing starts with a visit:
- Tour the property and gather details: bedrooms, layout, style, updates and condition.
- Do the homework: research comparable sales and current competition.
- Present the findings with a recommended price and strategy.
Even if you’re not ready to sell yet, a pricing evaluation gives you a starting point you can update as the market changes.
Should you sell in the winter?
If you’re selling and buying in the same market, winter can work. You might sell for a little less than in spring, but you’ll likely buy for less too. It balances out. If you’re only selling, or only buying, timing matters more, and we can help you figure it out.
