With the average home price in the Niagara region around $700,000, getting into the real estate market can feel out of reach. But there’s good news, and a way to get your foot in the door.
Niagara is more affordable than much of Ontario
Homes in Niagara have been about $100,000 cheaper on average than the Ontario average. That alone makes the region attractive for first-time buyers and families moving from larger cities.
The average price isn’t the whole story
The average includes everything from small condos to large waterfront estates. Look a little closer and you’ll find plenty of homes well below the average:
- Many move-in-ready homes under $450,000 to $500,000
- When inventory was high, around 60 homes listed at $400,000 or less across Niagara
What that means for your down payment
- On a $700,000 home, you’d need roughly $50,000 for your down payment.
- On a home around $400,000, you’d need about $20,000 to $25,000 saved, including closing costs.
That’s a much more achievable goal for many first-time buyers.
Where to look
Communities like Welland, Port Colborne, Fort Erie and Thorold often offer more affordable options than the regional average. Starter homes, townhomes and condos can be great ways to get into the market and start building equity.
Inspections still matter
Even at a lower price point, a home inspection is important. Inspections commonly turn up things like electrical issues or missing insulation. Knowing in advance helps you budget and negotiate.
