
Can a Home Inspection "Fail"? What Buyers Need to Know
“What happens if my home inspection fails?”
It’s one of the most common questions buyers ask, and it’s built on a misconception. A home inspection doesn’t pass or fail.
What a home inspection actually is
A professional home inspector walks through the property and examines its major systems and components, including the roof, foundation, plumbing, electrical, heating, insulation and more. Then they give you a report listing everything they found, from tiny fixes to major issues.
That’s it. The inspector doesn’t give the home a grade or a pass/fail stamp.
You decide whether it “passes”
Once you have the report, you as the buyer decide what’s acceptable. For every item on the list, ask yourself:
- Is this a $5 fix or a $100,000 fix?
- Is it something I already expected, like an older roof or dated windows?
- Is it something unexpected and serious enough that I no longer want this home?
Many homes, even newer ones, have a list of small items. That’s normal. What matters is whether anything on the list changes your decision.
What you can do with the inspection results
If your offer includes a home inspection condition, the report gives you options:
- Move forward as-is if you’re comfortable with what was found.
- Negotiate a price reduction or credit for significant repairs.
- Ask the seller to fix specific items before closing.
- Walk away if the condition allows it and the issues are too big.
